Canada Water Masterplan

Sustainable infrastructure design to create new London town centre

Walsh has been working on the Infrastructure design for this major urban regeneration scheme in London, helping create a new, sustainable community in South-East London. Canada Water will be the first new town centre in London for 50 years. The 53 acre masterplan will deliver a new high street and town square, approximately 3,000 new net zero carbon homes, sports and leisure facilities as well as 2 million sq ft of commercial space and major new public open spaces.

The brief has been to create a well thought-out and coordinated 3D model which ensures ease of construction to the site team whilst future-proofing the masterplan as it evolves. Our work has included the 3D utilities modelling, surface and foul water drainage design and the highways design including technical approvals. This allowed the contractor to plan, prepare and sequence their works.

The brownfield site is a confined area with interesting coordination complexities and has a number of inputting stakeholders & adopting authorities which required third-party approvals. These approvals have included:

  • The adoption of cabling for UKPN
  • The adoption of surface water drainage, foul water drainage, potable water, LV, HV and comms for LEEP
  • Approval from the London Borough of Southwark for final adoption of Printworks street which is a new road which will run from the existing Surrey Quays Road and Qubec Way.
  • Approvals with each of the plot teams to set out a coordinated design approach.

With innovative in-house monitoring tools, Walsh clients have seen on average reductions of 10-20% total embodied carbon, with some of our flagship work achieving 60-70% reductions compared with baseline figures.
