Bringing engineering value to regenerative Masterplan

Project Overview

The Earls Court Redevelopment is a Ā£10 billion, 44-acre transformation of the former exhibition centre site in Zone 1, into a vibrant mixed-use neighbourhood.

Earls Court Development Companyā€™s vision is to ā€œbring the wonder back to Earls Courtā€. The masterplan includes nearly 4,000 homes, 35% of which are affordable, alongside a central Boulevard featuring workspaces, cultural venues, and shops.

At its heart, the 4.5-acre Table Park will repurpose the West London Lineā€™s transfer structure into green spaces.

As one of Londonā€™s largest regeneration projects, the plan also includes three cultural venues, such as a 1,000-capacity performance space, and extensive outdoor areas for community events, seamlessly blending residential, commercial, and cultural spaces.

Phase EC2 Planning Support

EC2, an initial phase of the regeneration, spans the Empress Place and Aisgail Gardens areas, offering a diverse mix of uses.

Our design for this phase includes six buildings, encompassing PBSA (Purpose-Built Student Accommodation), private residential, and affordable housing. It also features the masterplanā€™s tallest tower, WB04ā€”a striking 45-storey landmark for Earls Court.

This phase integrates 9,000 sq. ft. of retail space and key amenities, including a supermarket, community centre, and leisure and cultural facilities.

Site Challenges

The site presents several complex engineering challenges, including live tube and railway lines, existing foundations from the former Earls Court Exhibition Centre, neighbouring properties, and a TfL depot.

Spanning three distinct levels, the siteā€™s current ground level begins at 4m AOD (Above Ordnance Datum). The strategy raises the ground level by 4m to create the Boulevard, with a further 4m increase to achieve the final height of 12m at Table Park. These significant level changes are seamlessly connected by “The Cascades,” a striking water feature that climbs the 8m elevation from Aisgail Gardens to Table Park.

Sustainability

Sustainability is a cornerstone of the project, which aims to set a benchmark for sustainable design and operation in London.

Using our in-house Embodied Carbon Assessment Tool, we provided real-time feedback throughout Stage 2, helping the design team make informed decisions to meet embodied carbon targets.

By working collaboratively, we ensured the structural design complements the architectural vision while fulfilling the projectā€™s ambitious sustainability goals.

Result

Through detailed analysis and innovative problem-solving, we de-risked the project, delivering a lean, buildable, and sustainable solution that aligns with the clientā€™s brief.

Our work balances architectural ambition with sustainability, creating a low-carbon structure that is robust, responsive to the surrounding area, and beneficial to the wider community.
