Plot 18, Greenwich Peninsula

Delivering residential units on contaminated & riverfront sites

Greenwich Peninsula has a long history of industrial usage, including a large gas works which was in use up until the mid-20th century. Walsh’s recognised expertise in residentially-led mixed-use high-rise developments has helped our client deliver 476 new homes and 2,524m2 of landscaped public realm and amenity space to the local community.

The Plot 18 site is split over two land parcels, Plot 18.02 and Plot 18.03 which are separated by a new pedestrianised route across the site. Walsh were approached by L&Q for our core values in delivering efficient structural and civil engineering solutions, initially providing planning support for the detailed part of the hybrid Greenwich Peninsula 2019 Masterplan Application and subsequently delivering detailed design for construction.

The development comprises RC frames ranging between seven- and 30-storey blocks connected by landscaped podiums at 1st floor. Three-storey townhouses of load-bearing masonry structure supported on an independent foundation system also form part of the development. The foundation system has been carefully designed to take advantage of the high-capacity Thanet Sand Strata, which is underlain by weaker made ground and Lambeth Group layers.

Our experience in dealing with heavily contaminated sites like Greenwich Peninsula meant we were able to walk the client through the lengthy third-party approval process for the ground contamination strategy with ease and confidence, and in strict accordance with the Greenwich Peninsula Environmental Method Statement.

Walsh’s civil engineering team were able to provide further assistance in analysing the flood risk and mitigation strategy for the site which has a high probability of river and sea flooding due to its proximity to the Thames.
