Holistic, lean design approach delivers c.£10m savings

Walsh is working on site-wide infrastructure and the estate design to transform seven acres of vacant industrial land in Plumstead, West Thamesmead into 2,000 new homes.

Walsh was appointed by long-standing client, Berkeley Group to play a key role in the regeneration of this land. The joint venture between The Berkeley Group and Peabody will deliver a fresh, dynamic and thoughtfully designed neighbourhood with a new park at its centre that will connect new and existing residents and businesses, creating a more cohesive local community.

We have taken a holistic approach to the ground solution with designs including groundwater, peat, contamination, flood risk assessments and basement impact assessments to achieve a cost-effective result which is still in line with the developer’s biodiversity objectives. These works supporting a variety of green spaces that feature engaging open play areas for its users, contributing towards the well-being of the community.

Our focus on lean design has delivered circa. £10m in savings through use of short-span grids and 225mm-deep mesh reinforced RC slabs achieving a reinforcement rate of under 100kg/m3
