Southernwood Retail Park

Supporting a successful first-time planning application

Walsh provided planning support for the redevelopment of Southernwood Retail Park on Old Kent Road which involves the demolition of the existing warehouse style retail units and construction of a residential-led mixed-use scheme.

The scheme includes around 750 residential units in varying height blocks of up to 48 storeys, along with a circa 250-room hotel, large retail units, a cinema and single storey basement across the development footprint.

A major constraint for the site is the proposed Bakerloo Line extension. Current proposals are for a station close to the development site and for both tunnels to run directly below the site. Walsh developed a foundation strategy to allow for flexibility of the tunnel positions to enable the development to progress ahead of the TfL underground works.

Walsh worked on the hybrid planning application for the project. Given its location the financial viability of the project was challenging. Walsh worked closely with the design team and quantity surveyors to produce an elegant and economic scheme.
