The Crown Works is a build-to-rent development in the heart of Birmingham. Walsh was brought on board by Graham because the combination of our value engineering and technical skills helped the client and contractor the confidence and surety they needed to proceed with construction.
The major site constraint was a large 1.6m diameter brick built trunk sewer which traverses the site around 10m below ground level. Walsh designed a 1.2m-deep transfer raft foundation which supports the buildings across the 12m pile exclusion zone agreed with the water authority.
The superstructure utilises traditionally reinforced concrete flat slabs which have been optimised for maximum efficiency. Walsh has specified a high percentage of cement replacement in all concrete used in the development in order to mitigate the embodied carbon in the structure.
The project is on track to achieve a BREEAM Excellent rating on completion, underscoring its dedication to efficiency, quality and sustainability.
