Willow Walk

Piling solution mitigates groundwater & drainage issues on marshland site

This residential development in Wandsworth comprises three residential blocks with office space on lower floors and a common basement for parking and plant.

The 0.4ha site is located on former marshland adjacent the River Thames and River Wandle. The poor-quality soils and high groundwater table necessitated a fully piled foundation solution including the use of contiguous piles to form the new basement walls.

Walsh prepared the drainage strategy and flood risk assessment for the site. SUDS measures including permeable paving and attenuation tanks were incorporated in our detailed drainage design to mitigate the risk of flooding.

Precast construction was utilised throughout to improve programme and quality of finish. Walsh undertook detailed design of precast columns and twin-walls as part of the frame. The faƧade was formed with brick-slips on precast concrete panels. Walsh liaised closely with the faƧade contractor from an early stage of the project to ensure the substantial loads were applied in the most efficient manner and to coordinate cast-in fixings at the slab edge.
